An ESA is an environmental audit of a parcel of real estate undergoing ownership or routine audit review. The purpose of this type of assessment is to determine if there are environmental hazards at the site that are not readily visible, but whose liability may lie with any new or current owner. These surveys evaluate a variety of components, including historic land use, the presence of on-site or nearby potential environmental risks and other obvious sources of soil or groundwater contamination.While Phase I site assessments rely on existing information, Phase II Site Assessments provide additional information through collecting various samples.
